Mold inspections and mold testing are two separate services that work together to identify and locate indoor mold growth. While the inspection focuses on locating suspect conditions, testing focuses on identifying the types of mold present and the concentrations (amounts) of mold spores. There are many ways to test for mold. The most common testing method in a non-invasive inspection is air sampling. Airborne mold spores can indicate what types of molds may be hidden in places you can't see, while the amount of airborne spores in the breathable airspace can help determine potential health risks from exposure.
We provide:
All AMI mold samples are professionally analyzed at local, accredited laboratories. Scientifically proven analytical data coupled with high-tech, non-destructive, professional inspection procedures is why AMI is California's first choice for reliable, accurate mold assessments.
An AMI mold inspection is a non-invasive, visual inspection and moisture assessment. Non-Invasive means we do not cut open walls, tear up floors, rip out cabinets, etc. AMI inspections are technology-based, using state-of-the-art equipment such as infrared cameras and moisture detection instruments. Thermal imaging cameras are now the standard by which true IAQ professional investigators are measured. Yet very few mold inspectors use them because of their high cost. Those who do use them typically charge an extra $200 to $500 for their inspections. Infrared cameras are used on every AMI inspection at no additional cost to our clients. If your mold inspection is not conducted with an infrared camera, it is inconclusive.

760-845-7789No. Many VOCs are odorless and require professional testing to detect.
No. Symptoms alone cannot identify environmental causes. Professional testing helps determine what is present indoors.
Surface cleaning does not address hidden mold or moisture sources. Professional inspection helps determine the full extent of the issue.
Environmental test results may provide useful data for discussions with healthcare providers—but they do not replace medical evaluation.
Children, elderly individuals, and those with respiratory conditions may be more sensitive to indoor air quality issues.
Yes. Mold frequently grows inside walls, ceilings, floors, and cabinets without visible signs.
Some individuals report symptoms associated with mold exposure, especially those with allergies, asthma, or weakened immune systems. Reactions vary widely.
Yes. Mold often grows inside walls, ceilings, and floors, releasing spores into the air without visible signs.
Yes. High humidity, condensation, or poor ventilation can create conditions where mold grows without an obvious leak.
Not necessarily. A professional inspection determines what is present and how serious the issue is before any decisions are made.
No. AMI provides inspection, testing, and reporting only.
No. AMI provides testing, and reporting only, ensuring unbiased results.
No. Sensitivity differs greatly from person to person.
Not always. Some people notice symptoms, while others do not. Lack of symptoms does not mean mold is not present.
Mold can begin growing within 48–72 hours after materials become wet.
In most cases, yes. Musty or mildew odors indoors are a strong indicator of hidden mold growth.
Yes. Mold inspections are often recommended during real estate transactions—especially if there is a history of leaks, odors, or visible stains.
This pattern is commonly reported and may justify environmental testing to better understand indoor conditions.
The most common signs include musty odors, visible staining, past water damage, persistent moisture, and odors that worsen when HVAC systems run.
